Q: Am I required to make my property available to Section 8?
A: No you are not but it is available to you at anytime if you
would like to consider it.
Q: Can I reach you after hours?
A: Our office has an after hours service where you may leave a
message and if it is urgent we will return you call. Otherwise,
calls will be returned the next business day.
Q: Can you put the money directly into my account?
A: Yes, when we sign you up with the company you will be given a landlord
proceeds instruction sheet to fill out so we may set you up to be paid via ACH.
Q: Do I get to see the lease or sign it?
A: Once the lease is signed by us as your property management company we
share a copy of the lease with you and you have access to it at any time
in your owner portal.
Q: Do you sell real estate too?
A: Yes, we do and we will be happy to assist you with selling your home.
Q: How and when do I get my checks?
A: We send out your payment via check or to your bank by ACH payment. We
send payments on the 7th of the month. Depending on the day of the week it
falls on. Most owners see it in their bank accounts the next business day.
Q: How is rent collection handled?
A: The tenants have the ability to make online payments or they may mail
their check or bring the payment to the office.
Q: How long of a lease do you sign?
A: Our standard lease is for a year.
Q: How much security deposit do you charge the tenant?
A: We charge the tenant equal to one month's rent.
Q: How soon can you start managing my property?
A: Once you sign the management and listing agreement we can start your process.
Q: What type of properties do you manage?
A: Single Family Homes
Q: What type of reports do I get and how often?
A: We send you a monthly statement and at the end of the year, we send
you a 1099 and a cash flow report for your taxes.
Q: Who holds the tenant security deposit?
A: Our company holds the deposit in a Trust account.
